How much do I need for a down payment?

Most co-ops require 20% down, condos typically 10-20%. You’ll also need 2-3 months of reserves after closing plus 3-5% for closing costs.

Co-ops require board approval and have more restrictions but are usually cheaper. Condos are easier to finance and offer more freedom but cost more upfront.

Typically 4-8 weeks. I know which buildings move quickly and which require patience.
