Okay, story time.
A few weeks ago, I closed three deals totaling $3.680M that all began with $25 of Starbucks Coffee, Tea and Spindrift.
No fancy funnels.
No drip campaigns.
No “AI-enhanced, quantum-synced lead nurturing protocol.”
Just drinks.
Let me explain.
It was a Tuesday. The kind of Tuesday where the market is quiet… too quiet.
The phone buzzes, Zillow lead.
We met at the home they wanted to see with the Seller’s Listing agent.
I showed up with 7 drinks for 5 people. You would have thought I was handing out Rolexes.
And immediately these strangers liked me. Not because I sold myself or pushed the house we were seeing down their throat, but because I didn’t try to. I listened. I observed.
When the showing was over, I handed them a prepared custom #KlimaChange folder with my high gloss #KlimaChange bio card, information on the house we had just seen, comps for the house we had just seen and thanked them for their time.
Fast Forward:
- They DIDN’T buy this house.
- They referred me their son.
- Their son referred me his sister.
- The parents, my Tuesday Zillow lead, were the last to buy
Relationship, trust, and being competent = commission checks.
I’ve been selling real estate since 2012. I’ve seen markets boom, stall, reverse, do the Macarena, and then freeze in place like a middle school dance when the chaperone walks in.
But one thing doesn’t change: People want to feel comfortable and be understood.
Not targeted.
Not “converted.”
Not “nurtured.”
So, if you’re an agent feeling the slow grind of this market:
Put down the scripts.
Close the CRM window for five minutes.
And go buy someone coffee.
Maybe it’ll turn into 3 deals.
Maybe it’ll turn into one new friend.
Either way, you’ll be better for it.
